  1. Regardless of whether you escrow for taxes and insurance, the lender is noted as the mortgagee at closing. They are notified by the insurance company if coverage lapses for any reason. Without insurance on the collateral, the lender is exposed to enormous losses that nobody in their right mind would find acceptable. I mean, think about it. Nobody is going to lend me hundreds of thousands of dollars unsecured, but without insurance that’s effectively what they would be doing. Some people who pay cash or retire/pay off their mortgage (as we are about to do) elect to “self-insure”, a/k/a roll the dice and take their chances. I sleep better knowing we are properly insured.
  2. It should go in the trash.
  3. I was supposed to be in Oceanside in a few weeks. My son and his wife have a wedding there, and the wife was going to babysit for them so she invited me. Unfortunately, it was bad timing as she has to go direct to NYC from CA so I’m staying home with the dogs. I’ve heard no updates regarding the wedding and whether the venue is still standing. Prayers to your dad and all the people affected by this.
  4. If you have a mortgage then insurance will be required to protect the lenders collateral. If you don’t have the property insured, they can and will force place insurance to protect themselves. That is never the cheapest way to go.
  5. Sounds like a loose and casual working atmosphere. EDIT: Imagine those Christmas parties! .
  6. The mere suggestion, in my mind, is semi-worthy of consideration for a permaban. But let’s give it 36-48 hours and see if it just happens anyway……
  7. You don’t want to be there when they get frisky! “Save yourself, man!”* *A favorite moment from Saving Private Ryan. .
  8. Funny, I read this as I’m texting with a college buddy about the snow In Cincinnati. A few years ago his (problem) child and my Goddaughter burned the house to the ground about 2am. Fortunately, the mom is a light sleeper and they got everyone out of the house. They lost everything except a car in the driveway. They now live in a beautiful new home built to their liking, and everyone is accounted for except for one very, very old cat they were on the fence about. You go out and shop for………………EVERYTHING. I hope he had his wallet, or else you have a new set of problems.
  9. I lived in hurricane territory for 30 years. They can be awful and devastating, but I was never as terrified as I would be from those fires. That is just awful, but hopefully it’s all property damage with minimal harm to people.
  10. My first real girlfriend and another buddy growing up became professors. I haven’t talked to them in decades, but it was pretty fun to look them up on Rate My Professor. The theme with him was “WTF does he think he is to require so much work for 2 credit hours!?!?” Yeah, that sounds about right. 😂
  11. All this Ravens talk makes me uncomfortable. Let’s beat the Broncos first!
  12. There is always a chance of getting wet. I’ve had beer spilled on me in almost every section, including the Clubs. One guy started patting me on the head after big plays for some reason. He was drunk and harmless. After a while he said “Hey! Your hair is all wet!”. I said “I know, you keep spilling beer on me.” 😂 🍺
  13. I’ve never gotten over Walt Patulski, personally.
  14. You are from the ESPN Marketing Dept, right? I don’t watch there anymore but……..I still have a remote. 🤷‍♂️
  15. Be courteous, you say? At the Green Bay game a few years ago I kept hearing “Welcome to Wisconsin”, in that goofy little accent. It was awesome!
  16. Give him unlimited free wings with Ranch. Problem solved.
  17. If you think you know what to worry about, I highly suggest you keep your head on a swivel.
  18. It’s like intentional grounding sometimes. “No, we didn’t do that on purpose, we just suck! That is NOT a penalty!” EDIT: Kidding, not bashing on Bass. No bad karma from me!
  19. Yeah, and then there’s that whole Chicago White Sox thing from 1919, as well. 😊 I pray for a strong and stable Bass thru the playoffs.
  20. Intriguing. Maybe, unlike Kelly in the Giants SB……just keep on running. I know nothing about their run D, but that is the kind of game I love. Just like the Cowboys a few years ago! They can’t stop it, so we keep doing it!
  21. You will have a VERY hard time convincing me they asked anyone to miss anything, be it a kick, a pass, a tackle or a catch. Fourth down in your own end? Go for it! Why not? THAT is how you find a way to lose. You don’t ask any player to intentionally fail.
  22. So, are we talking about Amari Cooper? Al Cowlings? Alternating Current? Why do we have to guess? With that being said, in the absence of evidence to the contrary, why can’t we just take them at their word?
  23. When she was a kid my wife’s uptight and teetotaling mother would sneak her a shot of whiskey. My wife never mentioned when her father would do the same.
  24. The financial end of the Cooper’s old deal was a fairly unique situation and why we gave up a 3rd rounder. I’m glad there was something they could do, like getting Douglas last year when we ran out of DBs. It doesn’t mean we can dictate the market on new deals. But yes, I fully agree we are going to need to do something at WR again next offseason. For now I’ll just enjoy the ride and hope it’s a long one!
  25. I guess they couldn’t talk about what a ridiculous spectacle of a “who wants to lose it more” game we were watching for 100% of the airtime. Gotta find something….anything….to talk about. 🤷‍♂️
