When I bought my first house on 1986, interest rates were 11.5%. Sure prices were lower, but the payments were high due to interest rates. I know several young people who have been able to buy a house in the last few years. They had to save up and work hard and maybe live further out, but they did it. Since you can get over 4% on simple money market funds, seems quite reasonable. Further, if you offer cash you don't have to sit and listen to anything. And he'd be very wise to stick to his guns and pay cash or walk out to another dealer. (As you suggest at the end.) Cousin had a friend that had a couple of bankruptcies in his past; he ended up having payments on a 5 year old car that were more than those for much nicer new cars. But the real money for dealerships is in selling the extras: warranties, undercoating, paint sealants, etc. And their service department makes way more money than the car sales department does. They make more if you trade every couple years. Then they get you on the residual. Then they get you on financing . Then they get you on wear and tear. I once returned a low clearance sports car that they charged me $300 for scratches under the bumper! It’s shady business. And they’ll show just about anybody anything on the lot. I once had a very wealthy patient who always wore overalls and had a chaw of tobacco in. He went to the merc dealer and was looking around. The salesman told him not to worry. He couldn’t afford them. He spit tobacco juice on one and said “I’ll take this one”.
