  2. you nailed it at 10,000. The house is in amherst so these kind of taxes are unavoidable, but it is a great area especially tyhe schooling. We curretnly live in snyder (amherst) which we love and we love our home. We just always wanted something newer (our current wouse was built in th 1920's) without actually having to build. we found the right home and we actually got our offer accepted today which was 10 grand below asking price on a 2 year old home. We are both really excited as we are getting married in August and now we both have a home together rather me livingin the home she bought before we met. Lets just hope everyhting goes well with the closing! Also I really appreciate the helpfulness taht you guys showed toward my situation and I would love more input. I am young and have alot to learn about these things butI am very thankful to have people like my father andmother (who have boght and sold 11 homesin their life) to consult with on many things. So I am learning as I go. Also does anyone know of any good mortgage rates being offered? Thanks
  3. I've worked with the ratios. 15% of our base gross income would be going towards monthly mortgage/PITI. I have also worked the numbers using much more strick ratios using what our actual take home paycheck is asI invest ~20% of my paycheck (15% in 401kand 5%in stock) While my fiancee is at 15%in 401k. I think alot of you guys on here think I am talking about buying a 600,000 home. The home we are looking at is roughly 360,000. We are expected to clear ~50 to 60 on the sale of our current home. We are looking to upsize as we have run out of room in our current home. Now is the time to upgrade.
  4. The mortgage we will be taking out is roughly 1.35x our minimum combined base gross salary ( not the standard 2.5xthat banks will tell you you can afford). With the extra shifts we pick up between us we make considerably more.

  6. student loans arefor roughly 24 years. Mortagage will be 30 year fixed. With the money cleared from the sale of our home and the minimum I planned on putingdown we will have 20% down.
  7. both my fiancee and i are pharmacists with excellent credit and no debt other than student loans.
  8. I am currently about to purchase a new home with my fiancee. My fiancee already owns a home and we are expected to clear a decent sized downpayment for the new home. For the new home we are going to have to take out a significant sized mortgage. I have a personal savings of x amount of dollars. I have two studnet loans at 4.5% interest and and 6.5% interest. For our new home we can get a mortgage rate at~5.8%. i was thinking of putting an additional x amount down towards the house and using x amount to pay off my 6.5 student loan whle leaving me some extra to hold on to for any unforseen occurences. My question is should i put more down towards the home and less to the student loan or the opposite? Should i put all down on the home? Is it justplain obvious to pay off the debt with the higher interest rate? Any suggestions would be great. I am not great with numbers and I am sure there are a few here on the boards that have some good input. I tried doing this without giving actual numbers to keep it realatively private. But thanks for any input.

  10. Hi guys. I will be graduating in May had a few questions regarding my student loans. I will leaving scholl with a total loan amount of around $85,000. About 60 of it is consolidated at 4.75% interest and the rest is at the fixed current interest rate of 6.8%. I also have roughly $32,000 of my money that I am earning 4.5% interest on. I chose to go with the 10 year repayment plan in which my monthly payments will be roughly 900$ a month for the next 10 years. I know it seems like a lot but I will be graduating as a pharmacist and will be able to handle those payments out of the gate. But my question is should I be aiming to pay off the loans as fast as I can or should I just make my monthly payments for the next 10 years and help build good credit. Should I take the money i currently have and pay back as much as I can? I would really like to know what you financial guys think. Thanks alot as I really have no idea how to approach this.
  11. blah,blah,blah.... Same old crappy argument that everyone puts forth. Does it really matter where they come from or how the band was put togther? If they create music that is loved by the people they call fans, isnt that the point. Although it may not be "acceptable" to you I happen to like LP and what they are about. I am a fan of many genres, but LP has something to it that really no other band I have seen or heard has, and thats why I find myself purchasing everyone of their albums that are released.

  15. No. The squirrel rotted the wood. I went up to check and the little shiit brought mud, leaves, and other crap and built a nice home for who knows how long. The rot is from the urine and crap that has been soaking intot he wood. No other place on the garage is rotting except what is directly in contact with the bastards nest.
