    Thank you - if it's a 9:30 practice, when you say, "go as early as you can", do you mean be in the parking lot by 8a, 7a?  I appreciate the intel.

  2. I have tickets and have never been before.  I will be using my tickets with my kids.  What should I expect?  Should we get there early? Are there realistic opportunities for kids to get autographs without fighting grown men for fence time?

    *If by some unforeseen chance we can't make it on our allotted day - I vow to give away the tickets to someone on this forum.

     

  3. Every 7-8th grade basketball team has a guy like him - someone athletically gifted that burns by the opponents in the open court and misses the layup.  He will occasionally make a spectacular play while routinely not taking advantage of the everyday play.  I'm not sure if it's preparation, focus/discipline but given the opportunity, he didn't take advantage of it fully.

They were trying to quietly sell it without actually listing it. We got wind that somebody offered $5k less than what they paid about 4 years earlier.     On a side note, I pity the appraiser taxed with finding three comps within a mile of Beane’s house that sold in the last 6 months within 15% of 10k SF that included an indoor pool and basketball court. That is a job you do not want, even for a huge fee. You will NEVER make an underwriter happy because those comps do not exist. You just do the best you can, and they will keep bugging you like those sales exist and you are just refusing to use the good comps. 

     

    As far as the house, what a mess! Sure, it’s a nice kitchen (if you don’t mind the dark cabinets and black appliances), but who wants a house built around a basketball court? That is not the focal point I want for my house. I’d cross that off the list and keep looking. 

    As an appraiser - I wouldn't care what the underwriter "wanted".  You do a report, you make sure it's USPAP compliant, and you collect your fee.  You're there to give your expert opinion of value... not to satisfy an underwriter's checklist.

    Also, I don't think Redfin includes school taxes.  At least that is what I noticed when I looked at my house versus all the taxes I actually pay.

    Current property taxes $34,944 based upon an assessed value of $570,000.  That assessment equates to a Full Market Value of $1,461,538

    We downgraded one position.. Middle Linebacker, with Edmunds leaving in Free Agency. 
     

    We upgraded the following:

     

    QB - Allen (now healthy)


    OG - McGovern & Torrence

     

    EDGE - Von back

     

    DT - Poona added

     

    S - Hyde back

     

    TE - Kincaid added

     

    Nevermind expected improvement from guys like Elam, Shakir, Knox, Harty, White, Brown and Year 2 for Dorsey & Kromer. 
     

    We also play in a loade 

    We don’t deserve to be called a SB favorite due to the past, but talent-wise/expectation-wise… 100%, we are. 

     

     

    With some perspective:
    11-12 Months ago:
    Allen was healthy
    OG: had just been upgrade with FA Roger Saffold (such a value find).  Bates was back and we were solid on the interior.
    Edge - Von was healthy 

    DT - JP was back where he had his best year(s), Jones was added, Oliver was about to be a star

    S - Hyde and Poyer were healthy with no major injury concern
    TE - Knox was showing improvement every year and poised to be the next TE star.  OJ Howard was here so we could run 2 TE sets.

     

    Tre was coming back from injury, we had a new Rd 1 CB so we'd have 2 shut down CBs.  Davis was coming off the KC playoff game - a true #2, Crowder was a solid veteran 3, Shakir was a steal in the draft.

     

    Fast forward to today - we're selling ourselves that we've hit gold on every FA, draft pick and ACL recovery.  We don't deserve to be hyped more than last season.... at least not yet.


     

     

  7. Every season you think you're a better team after the draft... we cut waste and have some shiny new toys.  We don't know if the new toys are any better than our old toys at this point - they only have more potential because we already knew the others were replaceable.

     

    I suspect with a few injuries, we'll be around the same place we were last season.  That said, I think the Jets are clearly better than they were last season.  The Patriots aren't likely better.  I don't think Miami will be better because I think they outplayed their quality last year.  

  8. I wanted them to trade up to Seattle - I did not think the Seahawks were taking WR.  I thought the Bills would trade up to ensure they got the best WR on their draft board, and figured the run would start with Baltimore, SD and the Giants coming up.

    My guess is that they were content with selecting 3 of the 4 WRS or Kincaid and rolled the dice one or two would be there at 27.  When the WRs were gone it left only Kincaid and Dallas in front.

    In that context, my TBD gossip about Von Miller is clearly the same as Von broadcasting that the Bills "might be getting another big weapon" on a national media outlet.   Thank you for bringing that to all of our attention.  You've done a great job today. Stay awesome my brother!

    Davis also had one catch for 98 yards and a TD - remove that 1 catch and his production looks even more JAG-like. 49.2 yards per game.  Remove Hopkins longest reception and you get 76 yards per game.  

     

    I'm not pounding the table for Hopkins, but you can't seriously believe they're equal caliber let alone Davis is better?
     

     

     

     

  11. During the drought years I was listening so intently when national radio was finally talking about the bills, I entered an automatic car wash with my sunroof open…. My truck never smelled so good.

     

    I’ve also overshot my exit on the Thruway by an exit or two while zoning out.

     

    This seems different than those - like you temporarily entered another reality similar to  when Zay Jones wanted to fight for Jesus. 

  12. History - I've been a season ticket holder for nearly 20 years.  I live 3-4 hours away and typically make it to 4-5 home games, all playoffs and one road trip per year.

    It really comes down to the PSL price for me.  As it is now, during the recent playoff years I've been able to sell off unused tickets with a reasonable expectation that I'd recoup most or all of their prorated value.  Before that, I'd end up donating tickets to the United Way, because it was a better value than selling for $10 (but my tickets were 30-40% less than they are now.   If the PSL fee isn't astronomical I'll probably keep them, so I have automatic options for playoffs.  If it's 5k+ per seat for lower bowls, I'll pick 2 - 3 home games per year, one road trip and buy playoffs on the secondary market.

    If the PSL triples or quadruples your cost basis, it will be hard to recoup that it one year.  The resale value of PSL has been historically poor.  You may only recoup a fraction of what it cost you in the future.
