  1. A variety of reasons Why am I going to do it? Buy the home with a CDC, and then charge myself my "made up" market value? To help the city, to rebuild the ghetto, to show everyone that I am real about what I am doing, because a bank won't finance a guy like me for a property like that becuase of my income/credit rating and because of the shape of the property Why will they? Most likely because they can't actually own the home for 30k unless they have it on them in cash. They cannot be financed, the properties aren't going to be financed by a bank, they are unloading the property in the hood because nobody on Wall Street wants it. They have no viable options to sell it to those that actually want it, so they are just trying to unload it to jagoffs like myself. But the bottom line is people will do it because I know how to sell it, and when they see the city changing, will be proud. They are paying less a month to own than rent. It is a win win for the city and citizens.

Good Lord, I almost dropped dead on the spot I actually agree that would be prudent What I was going to do is start with my own home, bought through the CDC to see what pitfalls may or may not befall future clients I don't think the term will be anything to cry about, most mortgages that even average credit rating folks get is 30 years...it's less per month than the average mortgage and the term is shorter...again goes back to the market value argument
  4. Kinda...as in...you can be the legal title holder and not be solely responsible for everything that the property is being used for...you can seperate certain rights in the title to different holders...c'mon, you have to had known that buddy

No...you are mixing two of my posts...not understanding what I said... again Details are not my concern, not because they do not help the plan, but because I know enough to have people around me that can fill in more details and when the time is right....will OVER complicating things to steal money, as is done on Wall Street consistently IS bull*** and they should be ashamed of themselves... Obviously I have not...there is not a need until the right people get to the right places to make a run at funding feasible...it's more detailed than what I have given here, but not in any shape to go pitch it to the CC...I have bounced the plan off of some people I know personally...like the president of my former company and an entrepreneur that has been very successful in both real estate and financial services...who unlike some of the self proclaimed successful financial wizards here, gave it a thumbs way up to proceed...I have talked about it with my uncles that are contractors...and my political groups that I network with...I've spoken to a fundraising activist group that wants to be involved when I am ready...but none of these have been formal proposals or anything...like I said, this is a pipedream right now...but it is much closer to reality than people may think because of the way cards are falling in my favor at the moment... And when things happen the way I think they will happen...I will have a more detailed plan...and no I won't be the only guy designing it...I have a network of individuals that are much more detail oriented and can take my idea and mash it into something I can take to the CC...I have a couple people already on the CC and only need to sway two or so more people...that may or may not include the Mayor depending on how the situation plays out... A lot of the other details I have given have come from personal experience in certain fields that I have worked in...insurances, financial services, management, remediation, contractor work, construction, and security...mixed with my very idealistic views from book study

  11. Yes, kinda, yes, and yes I am not paying big money for lawyers, but I have prelaw people that know what they are doing...and it's not that complicated to draw up a contract with stipulations... Also...you can delegate responsibility to the renters/owners...it's been done before

I am a political science major with certain asperations...but we'll see how it goes...lol...I mean, the city is really in a mess...I mean from top to bottom...I think with government restrictions, the kind of work that needs to get done...won't...thats why I am opting for the private protection of a CDC...I do want to eventually run for office, but the reason I study politics and would run for office is the same motivation.... I love my city...I love the people who live in my city...I think they deserve a viable option to live a good life...I don't need a bunch of money...I want to help a bunch of people...that is what motivates me...the people
  13. And just because YOU are money motivated, doesn't mean EVERYONE is money motivated...you're a fool for saying that... I do have a plan...not a detailed one, because I have networking to complete, houses to assess, funding to secure... It is sooo a pipedream right now...all of these stats everyone is asking for are based on best case scenarios...which is why I am saying over and over again...I can't accurately answer that becuase I don't have enough physical data yet...all I have is support...and manpower...there are things that hang in the balance politically...that will help me better put together EXACTLY how many houses...at EXACTLY what prices...and EXACTLY how much time it will take to rebuild... and BEILEVE me as soon as I know y'all will be the FIRST know

So, what you are saying is that if you buy homes that have been foreclosed on...rebuild them...and resell them...that doesn't increase tax revenue?...putting back into the city budget for good faith payback of the investment money is not going to help the city?... However you are correct about one thing....there are only 240 registered republicans in the entire city

Okay...are you talking details like equitable versus legal and all that crappola?...look it doesn't have to be this difficult to understand...the CDC will have the legal title until it is paid off by the buyer...the contract will be similar to a mortgage agreement...except different stipulations that benefit the buyer...like defaults will be different...insurance mandates will be different...but the concept is the same...you pay this per month, you have this many payments that need to be made...outlining responsibility for damages...etc...but the CDC will be the legal title holder...and will delegate certain responsibilities to the renter/owner
  16. It's coming is all I can tell you...there are always ways to make a budget more efficient...and investing in the city's future is much more lucrative for the city than some of the things they already spend money on

UGH...Blue, you are not seeing my point at all...I am not money motivated...the work I do is not what I set my salary base upon...I do not need more than 50k to live a happy lifestyle...so I don't need to draw anymore than that...THAT kind of connection has nothing to do with the way I live or what I want to do...I want to do this work, not to enrich myself, but to create jobs...upgrade the city...increase city revenue to put more money into the city's infrastructure...let working class citizens be responsible for thier own homes so they begin to learn to be accountable for thier own city, so houses stop falling apart because nobody cares enough to keep them updated...rebuilding the city because I think I am capable of putting together the proper network to do it faster and more efficient than Goldman Sachs...because I care more about the people...the people are my prize...the city is my prize...a great city that will all thank me for turning around the city is something I will cherish...not a large paycheck...I am perfectly happy with a nice home, doing a job I can be proud of, raising a great family that cares about people in general, and showing others that everyone can just do it themselves when they keep it simple and don't try to milk every little thing for every red cent that can be had... I'm a bleeding heart liberal...but I am anti-government and anti-welfare...figure that out

There really isn't that much detail to "crunch the numbers" off this board...I haven't given real property assessment data and the funds aren't truly secured yet...so they can't really crunch the numbers...and they won't be able to, because posting that kind of detail is too big a price to pay for message board justification... and to be honest...I've lost interest in talking about it to...lol

Because of the product...because the town needs to be rebuilt...it's falling apart...I grew up there and it is heartbreaking...I think the citizens have potential, they are just out of work and being shut out...nobody cares about the city or the people...the Mayor is getting indicted for stealing money...the school system is about to be taken over by the state...it's a freaking mess...someone needs to do something...and if I am staying there, which is the place I love...I don't need a whole bunch of money... Lots of people don't follow why I wont' take much money for myself...but at the end of the day it is fear that if I start dipping my hands into the bigger bucks...it will change my perception...I'm scared of the whole power corrupts things...I have a good vision in my heart and I want it to still be my motivation five years ten years down the road

Yes it is different than others investing in a blighted hood...one, as booster pointed out....I am only drawing a salary of about what an investment banker pays for a meal 50k at most....and two, I am trying to rebuild a city that DOESN'T drive the working class out...like other "urban developers"...I want to KEEP our citizens...and drive the investment bankers and slumlords out...
