Yes, early on when I was made aware of discussions on the region, there appeared to be little interest in investing in the region. Something that I was made aware of changed that. And not just some rumor. I can only say that the area is indeed being targeted for investment not only by local power brokers, but by others. I don't say these things lightly either or without some substance to them. What I was informed of, it's a very different outlook from just a month ago. Information is power, as they say.

While that sounds decent, WNY can fully expect the new stadium to be a retractable roof stadium with it's own, unique, signature design. While were speaking on this subject, a little birdie says that a new stadium with other invested projects in the downtown corridor call for a certain state agency to step in on a signature bridge stalemate that has developed. Expect the 2 projects to be linked, just a fan speculating

It feels good to feel good, doesn't it? The WNY area has been asked to give, and we did, at the office, for 40 years we gave. Now, we will be asked to give again, in our skill sets, our determination to see the rebirth of the area through to the end. As I said, there is much more here than meets the eye. This isn't just about the Sabres or Bills. There is true leadership forming with the financial backing to bring in more financial backing. There are projects on the table, quietly sitting, waiting for their turn at the table. As more development comes into play, these projects will fall in their rightful place in line, and this isn't just for Buffalo, Niagara Falls is involved as well.There is a plan, loosely coordinated, jobs, increased standards of living, longevity for both old and new era industries are just some of the items that I know for a fact have been discussed behind closed doors. So much this area is going to see, so many opportunities will come. It will take time, Rome wasn't built in day, but, this area has the infrastructure, it now has a coalition of leadership forming. From roughly 2010/2011 on, this area is going to see growth, slow at first, but accelerating as projects come to completion so others can begin. Just speculating

I've enjoyed my time on Sabrespace and TBD. The debates on a variety of sports related material over that time has been very entertaining and, in some cases, actually constructive for one's sanity as a Buffalo sports fan. With that said, there will always be real skeptics, and hey, rightfully so. The area has been devoid of real leadership for so long that when the time arrives where it shows up it's almost hard to believe for most below the age of 50 that grew up here. I can relate to that just as most can. But in the end, whether you hold skepticism or optimism, I'd like to make it perfectly clear, change is coming to WNY, and it's for the better. As I stated earlier, these sports franchises are just one aspect of that change, but no less important to the over all objectives of that change. There are now events in motion and things in play that this area wouldn't dare dream about over the past 40 years, only memories of Mom and Dad or Grandma and Grandpa's stories of era's long since past. There is some coordination of these efforts. If you believe this is power brokers working continuously on their own and getting nowhere with frustration, you are wrong. The wheels have been turning, and now appear poised to use the Buffalo Bills to benefit the beloved community that has shown nothing short of impassioned loyalty. Just a fan speculating

KC is the prime example of how to overcome the down turn of the 70's and 80's, and you'd be right in pointing out the model. It's been discussed in circles in WNY. Good catch. The new stadium will be retractable, note the word The and not A. It's in the works further than a "stadium committee" is. Inspirational song and very fitting for this area at the time. Some may not like it, but the Goo Goo Dolls are us, WNY is in there blood and they know full well what WNY has gone through. With that being said, not a fan of their music, but, I have to say again, that song was and will be forever linked to who, what, WNY is.

Someone who has seen what is happening here. Unlike Phoenix, look to the roots of the Buffalo-Niagara region. Many vacant brick manufacturing facilities sit idle. Many are going to find new life, as manufacturing, living spaces, even commercial enterprises. Look to the old combined with the new era industries. And Pegula isn't the only power broker that will be involved. It won't happen over night, but things are in motion that should change the area, for the better. Something this area has been waiting to see for a very long time, vision with leadership.

In more ways then many here will ever realize. As I "speculated" for a while now, there is more here at stake than just a couple of sports franchises. There is much more to come. And not just Pegula, other power brokers are in as well with the overall region. Look where Paladino positioned himself. As I speculated, look beyond just the obvious sports situation, there is a bigger picture developing for WNY. Its a Hopeful Future

Correct, the land isn't owned by any company, it's leased, and specifically, the mineral and/or water rights are leased. For a specific period of time with a sliding scale royalty payment depending on mineral output, water usage and permanent alterations of the natural landscape or it's natural usage.

lol, well, I will say you are correct in that he isn't on his back porch sipping margaritas, although, I would be if I had a billion or more But yes, I concur, I'm not stating he has all the time in the world. My point is more along the lines of him making time, and something would have to be involved on his end to want to take that time. Since it's already been reported he may make a bid, I have to assume that time is already available. But to the point of his involvement, there is always ulterior, or secondary motives for this involvement in most cases. My screen name wasn't always Hopeful Future, prior to learning of Pegula's move into the WNY region I went by another name. There is a reason I changed it. And it's good news for WNY, even if it hasn't fully manifested itself yet. And these power broker parties I speak of in my posts are a large part of that

He moved his residency to a state without a personal income tax that was costing him 14k a day. I have to say, I would do the same if it was costing me that amount of money. You know what you failed to point out however, his love for this region, his fight to lower those taxes and oh, take a looky there, his pachecks business is still in the Rochester area and has no plans of leaving. Edit: And to your question of free time, any individual who has the time to make a gubernatorial run has some time. Those runs aren't long term commitments, they run withing the cycle time between elections. He's a billionaire, he has some spare time on his hands.

This is only true if he is the sole owner. Enter Galisano as a co-owner/minority share/stake owner. Galisano has the time, along with some others. Hint: I'd be looking at a consortium of an ownership group here, all parties with vested interest not only in pro football, but a larger picture, if you will, of the WNY region. The goals/objectives of these "possible/potential" parties may vary slightly, but the end game "may" be tied together through some unseen by the public factors. Just sayin...............

Actually, Terry Pegula has mentioned the Bills 2 times since his purchase of the Sabres. The first time was in 2011 when he stated to Ed Kilgour that he never even considered buying the Bills but that he does not want them leaving Buffalo. The second time was in 2013 where he restated he does not want the Bills leaving WNY. edit: And it should be noted, Pegula has no passion to football like he does hockey, hence enter Galsano, who initially wanted the Bills, not the Sabres. Then look to other WNY power brokers, Paladino, Millstien, Jacobs and the Rich family. I'm not saying all will be involved, but something is up as each of these power brokers have poised themselves financially to pump a great deal of investment into the Buffalo-Niagara region. Money is starting to move, like I said, there is movement behind the curtain.

As I stated in the Galisano thread, pay attention to Pegula, and not just him, but Galisano and a few other power brokers in WNY. There is movement going on behind the curtain, but, as I learned in the Galisano thread, I'm merely speculating, just a fan.......... And the ECHL Jackels. Me thinks the WNY region is going to see an infusion of capital over the next 10 to 20 years ....................remember, this is one of the few areas largely unaffected by the 08 crash real estate wise. Many of these brownfield sites have or are slated to complete soil remediation in the next couple of decades. that has me thinking there is a Hopeful Future here

Excellent insight here. And I agree with everything you just posted. If you look out south past FNC those grain elevators are actually a danger over all. Preservationist are the problem there. Some say historical value, others climb on the bird sanctuary side. In either case it's insane, to me in any event, to leave those existing structures in place decaying. -

Bingo!!!! And there it is again, that pesky traffic flow problem. Not to mention a stadium is going nowhere near those turbines. They wouldn't allow it, the insurance on the risk assessment would be huge for the stadium and the turbines wouldn't function to maximum efficiency with a huge stadium near them. Trade off? An additional 100+ million in soil remediation is a trade off? The Buffalo-Niagara Development Agency has it pegged at 1/10th the cost of the Oxy cleanup on Buffalo avenue, to date, that has acceded just over 1 billion dollars in 32 years of expenditures.
