Maybe property values have changed in some pockets in the last 3 or 4 years and assessments haven’t caught up yet. My parents paid the same amount of tax on their 150k house in Williamsville that I paid on a 500k house in Rockville. And when I bought my new house here I found the 400k to 700k comp to be the case. 
 

But hey, if you love paying more taxes, please do so.

All of my buddies who moved into Buffalo to raise families are freaking out now.  Crime will undoubtedly go up even more and development will be stymied.

This is such a bummer.  It's unbelievable that anyone thinks Socialism is a good idea.  It's never been successful anywhere.   But I know, this time it will be different because a Nurse who is an intersectional dream will be the first.  Good luck Buffalo.

I'm left on a lot of social issues.  

 

 

This is a disaster.  Completely unqualified with no relevant experience.  Snuck in because the people couldn't even bother to vote 

 

Brown was a steady hand and buffalo has been moving in a better direction under his leadership.  He certainly has his warts and we can do better, but not this.  

 

 

We need someone who is friendly to business and big business.

Just when it seemed like Buffalo was on the way back. This is why good people leave for the south, most don't want to but are forced by the reality of New Yorks outrageous taxes and socialist policies. All Buffalo had to do was look 90 miles east to Rochester and see what electing someone like this will do to the city.

For that to be true the property tax rate would have to be 87%. But the tax rate in Buffalo is 1.8%.

 

Idk man, maybe your parents were being assessed for a 400k house?

I just checked, 2020 assessment $166k, tax $5103 for their old house there, 2020 assessment  $672k for $6480 here. 
 

if you think your taxes are better there have it bud. Maybe I found the two properties that don’t conform to the obvious tax shelter that is western New York…

The city of Buffalo's property taxes are half the rate of Williamsville. 

 

Where I live, my 2 bedroom condo for $500k would cost $200k in Buffalo. 

 

But I can also charge four times as much for my services and have access to 10 times as many clients. So there's trade offs in anything. 

 

You can get a lot of house for your money in WNY, even with recent property value increases. And with interest rates being what they are now, the 3% annual property tax is negligible compared to the savings on the the monthly interest rate. 

 

Imagine buying a home when interest rates were double digits and paid monthly? Jesus.

You wrote that the tax is $98 per month.  For that to be true, the tax on the house would have to be $98.00 per month.  That's just the county bite. 

 

If you feel there is sufficient value to the total property/school/other tax in Buffalo, thats fine, but the tax on the house was not limited to $98 per month (though it doubled since 2015).

The point was total cost of ownership including taxes matter when you examine monthly cost. Not everyone considers that when espousing the great home values.

For the decade of the 80's, interest rates never dipped below 10%. Peaked at 16% in 1981. Ah, the good old days! 

 

But yeah, Williamsville at 3% annual property tax rate does has 2-3 times higher property taxes than a lot of places in the country. As much as it pains me to say this (having grown up in OP kicking your ass in Lax on a regular basis) Williamsville has great schools. 

 

Sometimes you do get what you pay for.

Maybe, I live in Albany.  We can pay all our tax bills a number of ways--local bank, the assessors office, online.  It's very convenient.

Yeah you did kill us at lax. Although we came closer than ever my senior year in playoffs. I scored two on you effers that game in 1994.
