Very interesting. Eminent domain lawyers do their homework -- they're always on the lookout for future projects so it's likely that where there's smoke, there's fire.


I am 50/50 on it...

 

"Buffalo NFL" sounds like the poorly worded scam letters I get in the mail every so often

 

Oh it's clearly a form letter, but it's based upon research of the public filings.

That's what happened in Dallas...Most likely the only way to go...

I don't think they have any new information, and I don't think anything is "in the works". To me, it's more likely they have taken what was publicly discussed last year or so, and launched this as a pre-emptive strike to get clients.

 

Lawyers do what lawyers do.

What is left on this portion of the lease? 4 or 5 years? That is when I suspect the new stadium will open.

 

I can't tell on the map (and I have the world's worst sense of direction) but is Chef's in there? I was told that Chef's would be relocated to build the new stadium and would be given property (rent free for a while) across from the new stadium. This is a bit of a 2nd hand source so take it fwiw.

No. Chef's is on Seneca Street which is north of that location.

 

The Chef's site would be the absolutely worst location possible for the stadium as it does nothing to leverage the waterfront development that has already taken place...

Is there enough space to build a stadium near the waterfront development or anywhere near downtown? Is there enough space to build a stadium near the train station that has been in disrepair for a long time but is a potential gem of a building?

The map included with that law firm's letter actually is the best site, IMO.

 

It's right on the Buffalo River within easy walking distance of Canalside and the First Niagara Center (which looks like it will be getting a new name soon...sigh). Parking would be tight but if they extend the trolly line another mile you could build shuttle lots all over the Old First Ward...

 

The old train station is SOL for ever being developed IMO. It's just too far removed from any other development to be a magnet for new $$$...

As you describe the site it would seem to fit in very well with the Pegulaville investments. There would be a an excellent mesh and coherency to what he has already done. With Pegula he seems to have a vision and a plan and systematically and professionally acts on his plans.

The site in the law firm's letter is right across the Buffalo River from the new Riverworks complex which is becoming a really neat addition to the waterfront...

This lot is right next to the casino down there and not far from FNC.

 

Also, one corner or the stadium is on....

Looking at the satellite view it doesn't look like a residential property is anywhere near there.

It's all commercially zoned large buildings, or so it appears from the satellite.

I was just down there at Xmas time; it's like an abandoned ghost town in that area...
